Modon Developments has committed EGP 5bn to the Green River Tower in Egypt's New Administrative Capital, with construction now over halfway complete and a push to deliver the project within eight months. The tower will offer commercial, office, and hotel space.

With just under half a year left on its self-imposed deadline, Modon Developments is racing to complete the Green River Tower in Egypt's New Administrative Capital, having already invested EGP 1bn out of a planned EGP 5bn budget. The company claims construction is now 52% finished, and is deploying rapid-build techniques to compress the schedule even further.

Located directly on the Mohamed Bin Zayed Axis and overlooking the Green River, the 64,000 sqm tower is designed as a mixed-use landmark, combining commercial, administrative, and hospitality functions across three basement levels, a ground floor, and 25 upper floors. Its proximity to the monorail station is intended to anchor the project as a key node in the capital's emerging business district.

Construction strategy and project scope

Modon Developments is using post-tensioned slabs and ready-made formwork systems to accelerate the structural cycle, reportedly completing each floor's columns, walls, and slabs in just 20 to 21 days. This approach allows formwork removal in five to six days, a significant reduction compared to conventional methods. The company expects to begin curtain wall façade installation within two to three months, while interior, MEP, and finishing works will proceed in parallel to maintain momentum.

Despite the advanced construction stage, only about 15% of the tower's units have been released for sale, with further phases to be offered as the building progresses. Office units are set to be delivered fully finished to a super-luxury standard, and hospitality units will meet specifications for hotel operations, supported by a partnership with Royal Maxim Hotels.

Sustainability and broader portfolio

Green River Tower is being positioned as a sustainable high-rise, with solar panels and energy- and water-saving solutions incorporated to comply with New Capital requirements and the Egyptian Code for high-rise buildings. Modon Developments is also advancing several other projects in the New Administrative Capital, including M Business Tower, The Tower, Modon Mega Tower, Central Iconic Tower, Modon Hotel & Residence, and an international school. The company aims to complete its ongoing New Capital developments within six to twelve months, depending on project timelines.

Modon's aggressive construction schedule and phased sales strategy reflect the high-stakes competition among developers in Egypt's New Administrative Capital. By prioritising speed, technical innovation, and sustainability, the company is betting that early delivery and premium standards will secure its position in a crowded market. The real test will come as more units are released and the project transitions from construction to commercial operation-a moment that will reveal whether Modon's high-velocity approach translates into long-term value in Egypt's evolving urban landscape.
